Unlike a sample eviction notice letter, or one of the many of the free eviction notice forms the internet, the Eviction Notices on this site are designed to specifically fit the requirements of each corresponding state. Make sure you follow the instructions when customizing your form. When you are done filling out the eviction notice template, print it, sign it, and make some copies of it.

For safety reasons, if you are going to hand-deliver your Eviction Notice, make sure you do it during daylight hours. Write down on your copies what time you delivered the Eviction Form to the tenant. It helps to have a witness with you who can watch you deliver the Eviction Notice and testify later that they saw you deliver it. That is in case the tenant claims that they never got it. Some people also have a friend take a picture of them delivering the Eviction Form.

If you mail the Eviction Notice, it is a good idea to send it via regular mail AND certified mail. Sometimes a tenant will refuse certified mail because they can guess what it is. If you end up going to court later, you can show the judge that you sent it both ways, and the certified mail came back to you as "refused." That way you can prove the tenant received (or had the opportunity to receive) the Eviction Notice Form.
